Abstract

This paper presents a brief overview of mortgage banking and the cost associated with servicing home loans. The scope of this paper is primarily on servicing costs, productivity, and profitability for residential 1-4 family mortgage loans. Very little reference is made towards commercial and other properties. While explaining the fundamentals of mortgage banking, this paper will examine the changes that have occurred in the mortgage servicing industry and the impact of government regulations. It will also take a small but in-depth look of how the consumer is now being protected. This paper will conclude that the cost of mortgage servicing can be controlled by developing creative products and services that will meet the changing demand of the consumer. It will further conclude that a profitable servicing operation continues to be the key ingredient to long-term success in the mortgage banking industry.
